Tuning
The most common and well known service pianos need.
This consists solely of adjusting string tension so they are at the proper pitch and sound harmonious, other adjustments or repairs are detailed below.
For most home pianos in our climate, this is typically done once per year.
Regulation
If a tuning is "tuning the strings", a regulation is "tuning the action".
The action (all of the bits between the keys and strings) is a complex system comprised of thousands of tiny moving parts that each need precise adjustment to work properly.
All pianos need routine maintenance to their action to perform and feel their best. A piano that needs regulation could feel "heavy", "sloppy", "mushy", "inconsistent" etc.
If your piano feels anything but "crisp" and "controlled", it could benefit from a regulation.
Cleaning
Over time, like anything else, a piano gets dusty and dirty. Taking the piano apart to clean the insides is best left to a technician who works on them frequently to prevent damage. It is typically done just before a tuning, since moving and cleaning certain parts (like the strings) can slightly alter the pitch.
Repairs
Sticky keys, dead notes, and notes that continuously ring not only make the instrument sound and play worse, but make you less likely to want to play or practice.
Most of the time these minor repairs can be fixed during a tuning appointment with little to no additional cost, but can dramatically change how much enjoyment your instrument brings to you!
